After years of waiting, Lluís Sitjar is beginning to illuminate its future. The Urban Planning Department of the Ajuntament de Palma has initially approved a specific modification of the General Urban Development Plan (PGOU) affecting the site of the former RCD Mallorca stadium. This key step will allow the council to acquire full municipal ownership of the space and pave the way for the creation of the future municipal sports hall, in addition to incorporating new healthcare facilities and a parking area. The Ajuntament has confirmed that the intervention will preserve the entrance of the old stadium and other elements of heritage and symbolic value, maintaining the historical memory of Lluís Sitjar.

The Deputy Mayor for Urban Planning, Housing and Strategic Projects, Óscar Fidalgo, explained that the aim of this modification is “to reorganise the plot and improve its urban and environmental integration, as well as to meet the current needs of the neighbourhood”.
Until now, the Ajuntament owned 88% of the property titles of the former stadium — 589 of the 666 existing. With this PGOU modification and the new plot reorganisation through a cooperation scheme, the site will become 100% municipally owned, which “will strengthen management capacity and allow this emblematic space to be made available to the public“, highlighted Fidalgo.
The development affects a total of 32,150 square metres of buildable area, aiming to modernise urban planning to adapt to the needs of the surroundings and the topography of the land.
New Uses for Lluís Sitjar
In addition to the sports use linked to the future municipal sports hall of Lluís Sitjar, the plan will include new healthcare facilities, “thus addressing the shortage of such facilities identified in the area”, stated the councillor.
A new parking area with 131 spaces is also planned, located parallel to Ramón Picó and Campamar streets, with a new official alignment of the road that will improve mobility, accessibility and relieve parking pressure in the neighbourhood.
Furthermore, the new plan will ensure coexistence between sports and healthcare facilities and green spaces, increasing the natural areas of the neighbourhood. This project complements other municipal initiatives, such as the future urban forest at the Velòdrom del Tirador, contributing to expanding Palma’s green lungs.
