Calvi\u00e0 is the municipality with more than 20,000 inhabitants that has the highest average house purchase price in Spain<\/strong>, at \u20ac981,485<\/strong> in 2025<\/strong>. This is according to the 2026 edition of the Urban Indicators published by Spain’s National Statistics Institute (INE)<\/strong>, which also places Marratx\u00ed and Inca<\/strong> among the Spanish municipalities where house prices have risen the most since 2013<\/strong>.<\/p>\n

\"Most<\/p>\n

The figures highlight the high cost of housing in the Balearic Islands<\/strong>, with three municipalities among the four most expensive in Spain. Furthermore, Marratx\u00ed and Inca rank second and fifth nationally<\/strong>, respectively, for increases in average house purchase prices over the past twelve years. The report also identifies some of Spain’s highest rental costs in Eivissa.<\/p>\n

Calvi\u00e0 has the highest average house price in Spain<\/h2>\n

The average price of homes sold in Calvi\u00e0 reached \u20ac981,485 in 2025<\/strong>, ahead of Pozuelo de Alarc\u00f3n (Madrid), at \u20ac907,270, and Santa Eul\u00e0ria des Riu<\/strong>, which ranks third at \u20ac888,800<\/strong>.<\/p>\n

Another municipality in Eivissa, Sant Josep de sa Talaia<\/strong>, ranks fourth, with an average price of \u20ac867,072.<\/p>\n

This means that three of the four municipalities with the highest average house purchase prices in Spain are located in the Balearic Islands.<\/p>\n

The INE ranking, which analyses 432 municipalities with more than 20,000 inhabitants, also includes Boadilla del Monte (\u20ac821,952) and Marbella (\u20ac742,787) among the most expensive.<\/p>\n

At the opposite end of the scale is Puertollano, in Ciudad Real, with an average price of \u20ac57,698. The difference compared with Calvi\u00e0 exceeds \u20ac923,000.<\/p>\n

Marratx\u00ed and Inca among the municipalities with the largest house price increases since 2013<\/h2>\n

Price trends reveal another of the report’s most significant findings. Marratx\u00ed recorded the second-largest increase in Spain between 2013 and 2025, with prices rising by 179.6%<\/strong>. Over this period, the average purchase price climbed from \u20ac191,900 to \u20ac536,473.<\/p>\n

Only the municipality of T\u00edas, in Lanzarote, recorded a larger increase, at 180.6%.<\/p>\n

Meanwhile, Inca ranks fifth nationally<\/strong>, with prices rising by 168.2%<\/strong>. The average price of homes sold increased from \u20ac85,604 in 2013 to \u20ac229,625 in 2025.<\/p>\n

Two other municipalities in the Balearic Islands also feature among Spain’s fifteen largest increases:<\/p>\n\n\n\n\n\n\n\n

The INE uses 2013 as its reference year because property prices had fallen to low levels following the housing market crisis. The figures show that rising prices are not limited to coastal municipalities or areas with strong tourist appeal, but also affect inland towns in Mallorca.<\/p>\n

Sant Josep and Santa Eul\u00e0ria among Spain’s most expensive rental markets<\/h2>\n

The rental market also places Eivissa among the areas with the highest housing costs. According to INE figures for 2024, Sant Josep de sa Talaia recorded average monthly spending of \u20ac1,211 on rent for a main residence<\/strong>, the sixth highest among Spanish municipalities with more than 20,000 inhabitants.<\/p>\n

It is followed by Santa Eul\u00e0ria des Riu<\/strong>, in seventh place, with average monthly rental spending of \u20ac1,163.<\/p>\n

The top positions in this ranking are held by Pozuelo de Alarc\u00f3n (\u20ac1,499), Boadilla del Monte (\u20ac1,478) and Sant Just Desvern (\u20ac1,276).<\/p>\n

The indicator measures average monthly spending on rent for a main residence and should therefore not be confused with current asking prices advertised on property websites.<\/p>\n

What the INE’s house price figures measure<\/h2>\n

The findings form part of the 2026 edition of the Urban Indicators<\/strong>, a statistical publication that compiles information on living conditions in Spanish cities.<\/p>\n

For housing, the average purchase price refers to the average value of recorded transactions, rather than the price per square metre. Differences between municipalities may therefore also reflect the characteristics and size of the properties sold.<\/p>\n

The publication includes historical house price data dating back to 2010 and updates the methodology used for rental indicators.<\/p>\n

The latest available figures relate to 2025 for property sales and 2024 for rental spending<\/strong>.<\/p>\n","protected":false},"excerpt":{"rendered":"
