In the islands, a family must allocate <strong data-start=\"358\" data-end=\"382\">60.8 years of salary<\/strong> to purchase a home if they devote <strong data-start=\"423\" data-end=\"443\">30% of their income<\/strong>, compared with the <strong data-start=\"458\" data-end=\"489\">national average of 29.7 years<\/strong>.<\/p>\n<p data-start=\"494\" data-end=\"781\"><img decoding=\"async\" class=\"size-full wp-image-149887 aligncenter\" src=\"https:\/\/mallorcaglobalmag.es\/wp-content\/uploads\/2025\/10\/Castell-de-Bellver.webp\" alt=\"Castell de Bellver\" width=\"780\" height=\"520\" \/><\/p>\n<p data-start=\"494\" data-end=\"781\">The study identifies the Balearic Islands as the <strong data-start=\"529\" data-end=\"571\">region requiring the greatest financial effort<\/strong> to access housing, both for purchase and rental. <strong data-start=\"638\" data-end=\"658\">High prices<\/strong>, <strong data-start=\"664\" data-end=\"686\">moderate wages<\/strong> and <strong data-start=\"693\" data-end=\"726\">growing demographic pressure<\/strong> explain this situation, which worsens year after year.<\/p>\n<h2 data-start=\"494\" data-end=\"781\">High foreign investment<\/h2>\n<p data-start=\"783\" data-end=\"1136\">One of the most significant factors is that <strong data-start=\"828\" data-end=\"874\">26% of the homes purchased in 2024<\/strong> were bought by <strong data-start=\"897\" data-end=\"933\">non-residents in Spain<\/strong>, more than <strong data-start=\"943\" data-end=\"974\">three times the national average<\/strong>. This phenomenon reflects the <strong data-start=\"1001\" data-end=\"1066\">importance of second homes and foreign investment<\/strong>, which contribute to the rising prices in the Balearic property market.<\/p>\n<p data-start=\"1138\" data-end=\"1452\">As a result, the <strong data-start=\"1160\" data-end=\"1185\">price of housing<\/strong> increased by <strong data-start=\"1205\" data-end=\"1225\">6.6% year-on-year<\/strong> in 2024, while in the case of new homes, the rise reached <strong data-start=\"1287\" data-end=\"1297\">11.5%<\/strong>. Since 2015, the cost of new housing <strong data-start=\"1341\" data-end=\"1360\">has doubled<\/strong>, consolidating the islands as the <strong data-start=\"1395\" data-end=\"1449\">territory with the highest price increases in the country<\/strong>.<\/p>\n<h3 data-start=\"1138\" data-end=\"1452\">Population growth<\/h3>\n<p data-start=\"1454\" data-end=\"1752\">Adding to this market pressure is a <strong data-start=\"1497\" data-end=\"1531\">strong population increase<\/strong>. According to the CES, the Balearic population reached <strong data-start=\"1578\" data-end=\"1625\">1,231,768 inhabitants<\/strong> on 1 January 2024, representing a <strong data-start=\"1644\" data-end=\"1675\">1.8% rise in one year<\/strong> and <strong data-start=\"1682\" data-end=\"1712\">10.4% over the past decade<\/strong> \u2014 the <strong data-start=\"1717\" data-end=\"1749\">highest variation in Spain<\/strong>.<\/p>\n<p data-start=\"1754\" data-end=\"2025\">This growth is almost entirely due to <strong data-start=\"1803\" data-end=\"1827\">foreign migration<\/strong>, which accounts for <strong data-start=\"1847\" data-end=\"1884\">88.3% of population growth<\/strong>, compared with the <strong data-start=\"1896\" data-end=\"1923\">national average of 11.7%<\/strong>. Natural growth, by contrast, is minimal, with just <strong data-start=\"1988\" data-end=\"2022\">0.08 per 1,000 inhabitants<\/strong>.<\/p>\n<p data-start=\"2027\" data-end=\"2331\">In 2024, there were <strong data-start=\"2055\" data-end=\"2076\">8,639 deaths<\/strong> and <strong data-start=\"2079\" data-end=\"2100\">8,738 births<\/strong>, although the latter <strong data-start=\"2123\" data-end=\"2168\">have been steadily decreasing since 2008<\/strong>, with a <strong data-start=\"2178\" data-end=\"2216\">17% drop over the last decade<\/strong>. This confirms that the <strong data-start=\"2239\" data-end=\"2281\">main demographic driver in the Balearic Islands<\/strong> in recent years has been <strong data-start=\"2313\" data-end=\"2328\">immigration<\/strong>.<\/p>\n<p data-start=\"2333\" data-end=\"2658\">The <strong data-start=\"2336\" data-end=\"2360\">foreign population<\/strong> currently stands at <strong data-start=\"2384\" data-end=\"2404\">262,760 people<\/strong>, accounting for <strong data-start=\"2409\" data-end=\"2429\">21.2% of the total<\/strong> \u2014 the highest proportion in Spain.
