The <strong>Urban Planning Department of the Ajuntament de Palma<\/strong> has initially approved a <strong>specific modification of the General Urban Development Plan (PGOU)<\/strong> affecting the site of the <strong>former RCD Mallorca stadium<\/strong>. This key step will allow the council to acquire <strong>full municipal ownership of the space<\/strong> and pave the way for the creation of the <strong>future municipal sports hall<\/strong>, in addition to incorporating <strong>new healthcare facilities and a parking area<\/strong>. The Ajuntament has confirmed that the intervention <strong>will preserve the entrance of the old stadium<\/strong> and other elements of <strong>heritage and symbolic value<\/strong>, maintaining the historical memory of Llu\u00eds Sitjar.<\/p>\n<p><img decoding=\"async\" class=\"size-full wp-image-149631 aligncenter\" src=\"https:\/\/mallorcaglobalmag.es\/wp-content\/uploads\/2025\/10\/Lluis-Sitjar.webp\" alt=\"Llu\u00eds Sitjar\" width=\"780\" height=\"482\" \/><\/p>\n<p>The <strong>Deputy Mayor for Urban Planning, Housing and Strategic Projects<\/strong>, <strong>\u00d3scar Fidalgo<\/strong>, explained that the aim of this modification is &#8220;<strong>to reorganise the plot and improve its urban and environmental integration<\/strong>, as well as to meet the current needs of the neighbourhood&#8221;.<\/p>\n<p>Until now, the Ajuntament owned <strong>88% of the property titles<\/strong> of the former stadium \u2014 589 of the 666 existing. With this PGOU modification and the new <strong>plot reorganisation through a cooperation scheme<\/strong>, the site will become <strong>100% municipally owned<\/strong>, which &#8220;<strong>will strengthen management capacity<\/strong> and allow this <strong>emblematic space<\/strong> to be made available to <strong>the public<\/strong>&#8220;, highlighted Fidalgo.<\/p>\n<p>The development affects a total of <strong>32,150 square metres of buildable area<\/strong>, aiming to <strong>modernise urban planning<\/strong> to adapt to the needs of the surroundings and the topography of the land.<\/p>\n<h2>New Uses for Llu\u00eds Sitjar<\/h2>\n<p>In addition to the <strong>sports use<\/strong> linked to the future <strong>municipal sports hall of Llu\u00eds Sitjar<\/strong>, the plan will include <strong>new healthcare facilities<\/strong>, \u201cthus addressing the <strong>shortage of such facilities<\/strong> identified in the area\u201d, stated the councillor.<\/p>\n<p>A <strong>new parking area with 131 spaces<\/strong> is also planned, located parallel to <strong>Ram\u00f3n Pic\u00f3 and Campamar streets<\/strong>, with a <strong>new official alignment of the road<\/strong> that will improve <strong>mobility, accessibility and relieve parking pressure<\/strong> in the neighbourhood.<\/p>\n<p>Furthermore, the new plan will ensure <strong>coexistence<\/strong> between sports and healthcare facilities and <strong>green spaces<\/strong>, increasing the natural areas of the neighbourhood.
